The Move-In
Process

Once we have qualified a tenant we go forward with the move-in process which includes meeting with the tenant to go over any rules, CC&R’s, specific property instructions you may have for them and a property inspection check list at this time they would also sign their lease. We strive to have a good working relationship with our tenants as we believe this is good for everyone including your investment property.

The Qualifying
Process

The potential tenant would be required to fill out our application for screening. We do a credit check, past rental reference, criminal back ground check, income verification, job history and determine whether the rent amount they are applying for is affordable for them. We will always consult with you before any decision is made.

Inspections

During a tenancy we typically do an inspection every 6 months, however, if there is a need to inspect the interior we don’t wait. We are always out and about and whenever we are in the area of one of our rentals we drive by and look at the exterior if we see any red flags outside we will set up a time with the tenant to view the interior. Between tenant inspections we do a written report with pictures and you are always welcome to be there or receive copies of the photos and report.

Maintenance

We will coordinate any maintenance that needs to be done to the property including 24/7 emergencies. If the repair is over $100.00 we will get bids for you and you will be notified. We have vendors in every area of home maintenance that we have negotiated more than fair prices for our owners. We do not charge additional fees for this service; it is part of your management fee.

Office Hours
and Availability

Our office is open Monday – Friday 9am-5pm we are also available after hours by appointment, which is unique for a property management company. We feel this helps tenants that work during regular business hours to be able to view properties and pay rent. Our owners and tenants will always have access to a live person.

Accounting

We collect rent between the 1st and the 5th of the month. Once rent is collected we pay any owner bills that might be due then disburse funds via direct deposit or mail. You can expect a deposit to be made no later than the 11th of the month. We provide you with a monthly statement with any invoices attached via e-mail or standard mail which ever you prefer. Year-end statement and 1099’s are also provided.

Accountability

As you may be aware property management is not regulated in the state of Idaho which has become a huge problem for a lot of owners that have been taken advantage of. Compass Property Management is absolute in our goal to account properly for the money we are entrusted with.

We run our company just like our sister company Northwest Realty Group which is highly regulated. Our hope as Realtors is that property management in Idaho will soon be regulated by the real estate commission like it is in most other states.

Fees Long Term
Rentals

We charge 8% of collected rent for CDA, Post Falls and Hayden and 10% outside of those areas and a one-time $50.00 set up fee. We ask that owners keep a reserve/maintenance account with a $100.00 balance. Most owners are comfortable with $100.00 if you wish to keep additional funds in your account that is up to you that money is always yours.
